Birch & Elm Condominium is a 9-story condominium located on the corner of Birch and Elm Street. The building is on the northern border of the Ala Moana neighborhood and close to the Lower Punchbowl Neighborhood.  The building has one elevator to service a total of 15 units. Each floor typically has 2 units per floor except for the top floor which is a single unit. The building was built in 1992 by WCW Corp and build by RH Construction Inc (contractor). The building is comprised of 3 bedroom 2 bath units and the exact square footage break down is: 
  • 3 Bed 2 bath -  1036 sq ft int. 137/16 sq ft lanai
  • 3 Bed 4 bath -  2113 sq ft int. 304/16/16 sq ft lanai 
Overall, Birch & Elm condominium is a great building providing very large units with relatively low maintenance fees. The building hardly has units go for sale and has low turnover. The maintenance fee is also quite low for a 3-bed unit of this size due to there being no amenities. The units have views of both the mountain and the ocean as well as two lanais. The building is in a very convenient area making it easy to get onto the freeway or go to Ala Moana, Waikiki, or Ward Village where there is a plethora of stores, restaurants, and entertainment.

As mentioned above, Birch & Elm Condominium is located on the corner of Birch and Elm Street right near the neighborhood border of Ala Moana and Lower Punchbowl. The building is a bit further back from the main Ala Moana area but is still nearby. Birch & Elm is close to the Sheridan Community Park and close to Walmart and Sams Club. Because it is further back from the mall, it allows residents an easier time when trying to get onto the freeway yet remains close enough to get to any grocery store, restaurant or shop in the Ala Moana area.

BIRCH & ELM CONDOMINIUM - Common Areas & Amenities

Birch & Elm has a secured parking entry on Birch Street and owners of all units have 2 parking stalls. There are 39 stalls (27 covered stalls and 12 open stalls) and has guest parking on Elm Street. The building's only common area other is the grassy lawn area located on the corner floor.

BIRCH & ELM CONDOMINIUM - Views

Birch & Elm is one of the few lucky condominiums to have both mountain facing and ocean facing views. The units have lanais on both the mountain and ocean side (ocean facing lanai is the larger main lanai). The only problem is that Birch & Elm isn't as tall as some of the newer taller condos and the views do see more of a city view.
