Building Address: 475 Atkinson Drive, Honolulu, HI 96814
Kapiolani Residence is a 45-story condominium located on Kapiolani Blvd next to the Ala Moana Tower and on the Mountain side of the Ala Moana Hotel. The building has a total of 485 units and has 11 units per floor. The building was done by Samkoo Pacific LLC and was built in 2017 by Design Partners Inc. (Architect). The building was initially sold with 292 Affordable Housing Units and 192 Market Priced Units. The building is comprised of studios, 1-bed, 2-bed, and 3-bed units. The exact unit break down is:
  • Studio Units - 450 - 461 sq. ft. 
  • 1 Bed 1 Bath Units -  727 - 784 sq. ft. 
  • 2 Bed 2 Bath Units -  952 - 979 sq. ft.
  • 3 Bed 2 Bath Unit - 1337 sq. ft. 
Overall, Kapiolani Residence is great newer built condo in the neighborhood. There is ground floor commercial parking along with an amenity deck and all units have a lanai. The downside is that the Diamond Head Facing 3 and 2 bedroom units will lose part of their view due the Mandarin Oriental Hotel and a new condo tower that is in the design phase.

Kapiolani Residence is located on Kapiolani Blvd right next to the Ala Moana Tower condominium. It is also on the mountain side of Ala Moana Hotel and on the Ocean side of the old Pan Am building. The building is centrally located and close to Ala Moana Shopping Center, Magic Island, Ala Moana Beach Park, and near the entrance to Waikiki. There are also many restaurants and eateries located nearby. The ground floor commercial retail will be opening shortly and they plan to have a coffee/juice shop as well as other vendors.

Kapiolani Residence - Common Areas & Amenities

Kapiolani Residence surprised a lot of people at the quality of build for a 60% affordable housing building. The lobby area is bright and open with a beautiful stone decor. The building also has a large recreation/party room, Outdoor cabanas, and BBQ grills on the amenity deck floor. There is also ground floor commercial retail fronting Kapiolani Blvd.

Kapiolani Residence - Interiors

The interiors of Kapiolani Residence far exceeds what most people expected to see. The interiors all have luxury vinyl flooring, waterproof cabinets, quartz countertops, tiled bathroom flooring, and carpet in the bedrooms. All appliances in the unit were initially Samsung appliances and the only difference was that the market units have a 4 door refrigerator whereas the affordable housing units had a traditional 2 door refrigerator.

Kapiolani Residence - Views

Kapiolani Residence has 3 different view planes, Mauka/Mountain Facing, East/Diamond Head Facing, and Makai/Ocean Facing. Each side has their pros and cons but the preferred side would most likely be the Makai/Ocean facing view due to the fact that you can see the ocean once you pass the Ala Moana Shopping Center and on upper floors you can even see Diamond Head Head. The mountain facing side is a great alternative as its the "cooler" side and if you are on the upper half of the building you will pass the old Pan Am building and get great mountain views. Diamond Head is the least popular side which faces the market 3-bedrooms and the 2-bedroom A floor plan. The reason this is the less popular of the 3 options is the fact that you will lose part of your view due to new high rise condominiums coming up on the Diamond Head side of the building. One will be the Mandarin Oriental Hotel and the other has yet to be finalized.
